The Athens County real estate market offered buyers more options in July 2026, while homes generally took longer to sell than they did the previous month. Although prices and market conditions vary by neighborhood and property type, the latest numbers suggest a market that requires realistic pricing, careful preparation, and strategic timing.

  • Median sold price: $230,000 — down 17% month over month

  • Sold-to-list price ratio: 96.06% — down 1% month over month

Inventory Continues to Increase

Athens County reached 3.97 months of housing supply in July. That represents a 10% increase from June and a 39% increase from July 2025.

More inventory generally gives buyers additional choices and greater negotiating flexibility. However, Athens County has not necessarily shifted entirely into a buyer’s market. Desirable homes that are priced correctly and presented well can still attract strong interest.

For sellers, the increase in available properties means that buyers may be less willing to overlook condition issues, deferred maintenance, or aggressive pricing.

Median Sale Price Declined

The median sold price was $230,000, a 17% month-over-month decline. This does not necessarily mean that every property in Athens County lost 17% of its value. Monthly median prices can change considerably depending on the number, location, size, and type of homes that closed during the reporting period.

A property-specific comparative market analysis remains the best way to estimate the likely selling range of an individual home.

Homes Took Longer to Sell

Median days on market increased to 38 days—up 443% from the previous month. While that percentage is dramatic, it reflects comparison with an unusually low median during June.

The July figure indicates that sellers should prepare for a potentially longer marketing period. Accurate pricing, strong photography, property condition, online exposure, and responsiveness to buyer feedback are increasingly important.

Buyers May Have More Negotiating Room

Homes sold for a median of 96.06% of their final asking price. In practical terms, the typical sale closed approximately 3.94% below the final list price.

That difference may create opportunities for buyers to negotiate on price, closing costs, seller concessions, or repairs. The amount of negotiating leverage will still depend on the property’s condition, competition, time on the market, and the seller’s circumstances.

Buying and Selling at the Same Time

For homeowners who must sell one property before purchasing another, July’s market trends underscore the importance of coordinating both transactions carefully.

A longer marketing period could affect when a seller is ready to make an offer on another home. At the same time, increased inventory may provide more choices and flexibility when purchasing. Options such as sale contingencies, extended closing dates, occupancy agreements, and carefully structured timelines may help reduce the risk of owning two homes—or having nowhere to move between closings.
